Pre-arrival

Directions to Hele Barton are given on our website and in our letter sent to visitors prior to their arrival. It is recommended that you have a car when staying at Hele Barton.

The nearest village is Black Dog (1 mile) which is reached via a country lane with no street lighting or pavements.

Buses
The nearest bus stop is two miles away in Witheridge. There are buses to many locations including Tiverton, Exeter & Barnstaple from here. New Timetables are available each year in the cottages or by contacting us. On line during 2020/21

Trains
The nearest train station is Crediton approx 8 miles away. It does pass through Morchard Road five miles away. Or Tiverton Parkway is usually the most convenient a 30 mins drive. A taxi is required to reach Hele Barton from these stations. We have details of Taxi firms locally.

Airport
Exeter airport is a 40 minute drive away.

Arrival

Arrival time is from 4.00pm onwards, unless by special arrangement. We are generally available to greet guests on their arrival and take them to their cottage. If for any reason we are unable to be present, we will ensure instructions are available for key collection. During 2020/21 self-check-in is in place.

Car parking facilities
There is car parking space for up to three cars outside each cottage. The area is level outside both cottages but more uneven outside White Witches. White Witches has a gate leading into the garden with a path to the front door. Stable Lodge has a tarmac area behind a wooden gate where you can park near the front door.

Arrival
On arrival please drive into Hele Barton farmyard past Stable Lodge and the front garden until you come to the yard and the back door of the farmhouse.

We have plenty of ‘What to do’ information leaflets available as well as maps of the local area. Removed for 2020/21, but available on request.

You can bring your own bicycles which can be stored in our garage or in the outside shed at White Witches. A padlock is provided. It is advisable to bring your own lock for your bike. Or bikes can be hired locally, we can provide you with details.

Garden seats, benches, a range of outdoor games (croquet, badminton, boules) are available for your use in White Witches. Stable Lodge has a BBQ and garden seats and use of climbing frame in the orchard. Play equipment is not available during 2020/1.

Laundry
Each cottage has it own laundry facilities. White Witches has separate washing machine and tumble dryer and outdoor rotary washing line. Stable Lodge has a washing machine (use of tumble dryer in farm laundry room) and also an outdoor rotary washing line.

Dogs
You are welcome to bring one well behaved dog by prior arrangement in White Witches only. Owners are requested to keep their dogs under control at all times and to clean up after them especially in the garden. There is plenty of space both on the farm and in the local area for dog walking. Please be aware that there are often sheep and cattle in the surrounding fields and care must be taken not to allow your dog to interfere with these animals.Also please make sure you dog is wormed. Please no dogs on furniture or in the bedrooms of the cottage.

Cottages

General layout
Each cottage has its own front door with porch or hallway. The nature of the front door frame necessitates that you step over a small raised threshold to go through the door in Stable lodge. There is a small step up into White Witches cottage porch. Please note: The dining room ceiling of White Witches is only 6ft 1in high.

The sitting rooms are a reasonable size for the number of people accommodated in each cottage. They each have a three-piece suite, remote control TV, DVD and video.

A selection of books, videos and DVDs and information leaflets. Latter removed during 2020/21.

The kitchens
Equipped with fridge / freezer (free standing) dishwashers. Built-in double oven & built-in electric ceramic hob on the work surface in White Witches. Stable Lodge has a free standing electric cooker with ceramic hob. Microwave on work surface. Crockery and glassware in eye-level cupboards Dining table and chairs

Bedrooms
The bedrooms lead off the landing with no steps. Each bedroom has a bed or beds (single, or double), wardrobes, dressing table and bedside tables. Bedside lighting can be operated from bed.

Bathroom & facilities
One hairdryer is provided in each cottage. The bathrooms have standard baths. White Witches has one ensuite shower room and a family bathroom plus a downstairs WC. Stable Lodge has two ensuite bathrooms with electric showers over at head height.

Stable Lodge also has a toilet and walk-in wet-room shower downstairs.

Communication
Mobile phone signals are available on some of the farm but not within the cottages.

Both cottages have landlines (numbers given on booking) and superfast WiFi.

Emergency & general information

Information pack
An information folder is provided in each cottage giving details about fire safety procedures, the local GP, dentist, vet, travel information, local shops and supermarkets, tourist information, etc. A copy of the information pack and full cottage inventory can be made available to visitors prior to arrival by contacting the farm.

Emergency information
In an emergency Gillian Gillbard should be contacted either in person in the farmhouse or by phone 01884 860278 (landline) or 07977932241 (Gillians son Paul’s mobile).

Terms & conditions

The hirer is responsible for the property and is expected to take all reasonable care of it. All damages and breakages are the responsibility of the hirer and the cost of making good such shall be payable on demand. The property and contents must be left clean and tidy at the end of the hire period.

Arrivals & departures
You are asked to arrive not before 4.00pm on the day of arrival and to vacate the property by 10.00am on the day of departure. Although we try to be as flexible as we can, this time is required to clean and service the accommodation. When vacating, guests are asked to leave the cottage clean and tidy, as it was on arrival. We reserve the right to charge a cleaning fee to guests who fail to comply.

Payment & deposits
All tariffs are fully inclusive of VAT. Payment by BACS, cheque, Paypal or by contacting us with credit or debit card details. Electricity, heating, bed linen and towels (except beach towels) and free Superfast WiFi are included in the tariffs.

All offers of accommodation are subject to availability and no booking can be accepted unless accompanied by a deposit of third of the tariff. This deposit is only refundable if the required accommodation is not available. Provisional bookings will be held for seven days pending deposit. Receipt of your deposit does not constitute acceptance of the booking until confirmed in writing by post or email by us.

The balance of the tariff must be paid 2 weeks prior to stay, or cash on arrival. Cheques should be made payable to L Gillbard & Son. In the event of the balance not being paid by the due date, we will reserve the right to cancel your booking and re-let the cottage. If re-letting cannot be arranged you will still be liable for payment of the balance.

Cancellations
In the event of a cancellation every effort will be made to re-let the cottage. In the unlikely event that re-letting cannot be arranged, you may still be liable to pay the balance of the tariff. If the cottage is re-let the balance will be refunded to you less £25 handling charge. We strongly advise you to insure against this risk.

In the unlikely event of a cancellation by us then we will refund in full any monies paid, however if you request us to do so we will make every reasonable effort to find alternative accommodation of a similar nature and price. Please note, we cannot be held liable for any consequential loss you may suffer or to reimburse any incidental expenditure incurred. The proprietors reserve the right to refuse any booking or to cancel any bookings already made subject to refunding any sums that have been paid without further liability on your behalf.

Keys
These will be given to you on your arrival. Please remember to return your keys on departure to the farmhouse.

Breakages
We would like to point out that the hirer is legally held responsible for any damage or breakage, for which a charge will be made. We would appreciate notification of breakages, to ensure the cottage is fully equipped for future guests.

Number of guests
The exact maximum numbers of guests allowed in Stable Lodge is six and in White Witches Cottage is five All guests must be entered onto the booking form. There must be no more members in your party than the cottage is designed to accommodate. Extra guests cannot be accommodated.

Owners liability
The owner will not be liable for personal injury to the hirer or any member of his party, or for the loss or damage to the property of the hirer (including vehicles and contents). Whilst every endeavour is made to ensure that the particulars of our website and literature are correct the proprietors cannot be held liable in respect of changes or alterations made. The owners are relieved of any liability for accidents to visitors and any loss or damage to their property.

The owner requires reasonable access to the property if it is deemed necessary; and in an emergency this may be without notice.

If in our opinion any person is not suitable to continue their occupation of the property because of unreasonable behaviour, damage or nuisance to other parties or are not treating the cottage with due respect, the contract may be discharged and we may repossess the property immediately. You will remain liable for the whole cost of hire and no refund shall be due.

The owners shall not be liable to you or any other member of your party for any loss or damage personal or of property to you or your party howsoever caused.

The owners reserve the right to decline accommodation and to demand immediate withdrawal of any persons not complying with the conditions, or for any conduct detrimental to the property or the comfort of the other guests.

Complaints & concerns

The owners should be made aware of any complaints or concerns as soon as is reasonably possible in order to give a chance to rectify the situation. In every case a complaint must be notified before departure. We cannot accept complaints notified after departure.

The owners reserve the right to refuse any booking or to cancel any bookings already made subject to refunding any sums you have paid without further liability on their behalf.

All reasonable efforts have been made to ensure that descriptions given to you in relation to a particular property are accurate. You acknowledge that minor differences may arise between photographs, descriptions and illustrations and the actual property. If you have any specific requirement you are advised to confirm that requirement with the owner prior to booking.

Please ensure you take all due care in the accommodation, on the Farm, and surrounding land and be responsible for your own safety at all times.

The proprietors reserve the right to cancel any booking if it subsequently transpires that any of the above mentioned conditions have not been observed.
